During construction, we provide services more traditionally associated with General Contractors vs. Interior Contractors. In addition to all of the services detailed below, our management systems are flexible enough to produce any documents or reports that may be required to monitor job progress.

Site Management

We provide full-time site supervision to:

      Manage and coordinate efforts of subcontractors;
      Maintain quality control over all elements of the project; and
      Assure strict adherence to contract documents.

Schedule Management

We use Microsoft Project software to produce detailed project construction and staffing schedules. Schedules are updated after each revision to the construction documents and the effects of each revision are scrutinized to determine the impact on the overall project. The project schedules are revised to ensure the most efficient deployment of labor and subcontractor resources, and are included with every revised budget that is submitted.

The project schedule is updated frequently, usually every 2-3 days, based upon on-site consultation with the project superintendent and the trade supervisors. Up-to-the-minute project schedules are distributed at weekly progress meetings to provide a quick project overview and to identify potential trouble spots so that they can be addressed before they become problems.

Submittal Log Management

We develop and maintain a complete list of all project material submittals. We monitor the transmittal of these documents between subcontractors, Leapley, owners, architects, and tenants.

Change Event Management

We track all change orders, using detailed templates. The owner is notified in a timely manner of any changes that will impact the cost and/or schedule of the project.

Request For Information (RFI’s) Administration
We document all RFI's and maintain a comprehensive RFI log.

Safety Program

No job should be rushed to the point that it is unsafe. Because virtually all of our work is “fast track,” we know how to produce quality work fast, without compromising safety. We conduct regular and frequent “Tool Box Meetings” with our field staff and subcontractors to discuss ways to reduce the risk of injury while maintaining the project momentum. Our extraordinary safety record has earned us a workman’s compensation modifier of 0.74.

Leapley administers a quality control program that includes independent inspections performed during all phases of the project.
